  • Analysis of As-Is Market Value – Different than a appraisal we can look at market conditions and other data to determine a market value range when truly comparable sales data may not exist. For sites with structures in place with or without income we can compare values with existing structure and income to land values.
  • Highest and Best Use Analysis – We look at current economic drivers and demographic conditions, current demand based on product type, we can work with a land planner to prepare a schematic land plan that adheres to municipal requirements and maximizes the site’s ability to meet market demand and implement an exit or development strategy.
  • Assessment of Development Opportunities and Hurdles – Availability of utilities, municipal development incentives, future infrastructure improvements, overlay districts and land use plan amendment. All of these chance impact property value and the ease at which entitlements can be garnered.
