We offer practical and feasible recommendations that can be implemented through your trade partners. Our advice is from a builder’s perspective. We understand that ideas must be executed in the field and be profitable. We differ from other consultants without hands-on, building experience whose recommendations come primarily from an academic or aesthetic perspective. Builder Services:

  • Competitive Market Analysis and Valuation – Our market analysis hones in on the details of the market. We provide detailed lot comparables, competitive product pricing and features, information on proposed developments, key economic drivers for the immediate area, and buyer profiles and desires. Different than an appraisal our market valuation looks at market conditions and assesses market data to extrapolate current and future market value. This analysis gives your lenders and investors an accurate market value of your project without the restrictive guidelines of an appraisal that can often lead to an inaccurate market valuation.  With significant experience as land buyers, sellers and brokers we understand  that there are factors other than just past comparable sales that impact a property’s market value. We believe value is often derived from what can be created in the future rather than comparisons to the past.
  • Product Development and Review – We can assist in finding the right architects or designer for a project, solicit bids and proposals, and then review plans and features to insure that they meet the target customer’s wants while being mindful of costs and profitability.
  • Floor Plan Review – While good floor plan and elevation design is an important component of any project it is particularly important in successful in-fill development on smaller lots and higher densities. How a home relates to its neighbors and surroundings is particularly important. Livable and private outdoor space is highly desired by home buyers but executing it properly takes detailed planning. Exterior elevation design, colors and finishes that complement the entire neighborhood is important as well. Selecting the right landscaping materials is important to insure that it is not only aesthetically pleasing during the sales stage but also chosen so that as it matures it will not overtake the space. Plant materials that are low maintenance and can tolerate the harsher urban environment are desirable too.
  • Included and Upgrade Features Recommendations – If you do not have your own design team we can work with you and your trade partners to develop appropriate included feature for you homes as well as upgrades and options. We can also review your team’s selections to insure that they match the style preferences of the target market and make recommendations accordingly. All selections are made with the target customer, the home and neighborhood price point, and your trade partners and suppliers in mind.
  • Interior and Exterior color palate selection – We can create color palate selections including paint, tile, hardwoods, cabinets and counter tops that give your customers options while allowing you to maintain control of the selection process. We can work with you to create a design center within a model home or sales center, or create transportable boards and notebooks if space is limited.
