  • Competitive Market Analysis – Our market analysis includes rent comparables, unit mix and floor plan analysis, occupancy rates, per unit comparable sales data, and details on existing and proposed competitive communities. This analysis allows existing communities to see how they compare to others and allows developers of new communities to evaluate their investment decisions with the pertinent data and be able to position new communities to maximize return and take advantage of under-served opportunities in the market.
  • Highest and Best Use Analysis – Often the greatest value for aging communities in rapidly growing areas may be in the land. We can evaluate and compare the As-Is market value to the potential land value for redevelopment. We assess the sites location for highest and best use based on market forces, and zoning and Future Land Us plan evaluation to assist owners in maximizing return on their investment.
  • Financial Analysis – Our in-depth financial analysis takes a detailed look at your community’s income and expenses along with cost of capital, market projections and  growth rates to provide 10 year cash flow proformas including Net Operating Income, IRR, debt service ratios and market CAP rate projections. This analysis can also be used to look at ways to cut expenses and increase revenue.
